Accounting Services

Prepares the property-level financial statements and corresponding support for our Owners monthly. Ensuring the financial reporting follows regulatory requirements and in accordance with respective Management Agreements. We help set policies and internal controls that behold us to the highest levels of integrity and professional standards to best serve our Company and Customers.

Capital Improvement Services

Providing support to develop and monitor short and long-term capital plans, preventative maintenance plans, which focuses on asset preservation and ensuring best-in-class resident service.

Interior Design

Interior design and interior architectural space planning, and both renovation and new development FF&E consulting.

In House Maintenance Facilities Support

Comprised of a National Senior Regional Facilities Director and a team of Regional Facilities Directors (RFD) located in the various markets in which Village Green manages properties. This team is responsible for the development, implementation, monitoring, and continuous improvement of all service and facilities policies and procedures.

In-house Marketing Support

A multi-faceted sales and marketing approach is undertaken for each asset focusing on driving rents, economic occupancy, and brand awareness for our client-owners, which leads to the maximum value and asset appreciation. Our team is responsible for developing, implementing, and monitoring marketing plans for all property types, including stabilized, repositioned, lease up and new construction. This team also supports, mentorship, and guidance to all properties as needed to ensure consistent execution and performance on all revenue, marketing, advertising, and leasing goals to ensure that the owners’ goals and expectations are exceeded.

In-house Advertising Agency

Our in-house collaborative advertising agency provides all facets of creative design, advertising, and digital marketing services included but not limited to logo and collateral material design, digital strategies, print collateral, materials and signage, digital media (SEO, PPC, Google Display, etc.), social media and reputation management, website design and build-out.

Operations Services

Standards and procedure oversight is essential to ensuring Village Green’s guidelines and policies align with industry best practices, regulatory requirements, and internal goals. Operational Services oversees reviewing and monitoring Village Green’s operations standards, procedures, and their regulatory requirements.

Affordable Housing Consulting Services

Our Affordable Compliance Services, part of Operational Compliance Services, oversees our affordable communities’ compliance and that of our market-rate mixed-income housing programs. This team’s primary focus is to keep residents and properties in compliance with HUD, Tax Credit, and other investing agencies/owners. Affordable Housing Compliance Services provides housing compliance training, REAC inspection training, consultation services, contract/reporting support, and fiscal management support to affordable properties and market-rate properties with affordable components.

Acquisitions & Dispositions

Bring decades of experience in operations and leasing to increase the probability of financial and operational success of a new development, acquisition, or disposition. Services include producing comprehensive financial underwriting packages, market studies, feedback on amenities and unit mix, and hands on support throughout each unique process.

Software Support Services

Comprised of seasoned property management professionals who have extensive tenure indirect on-site operations and possess and expertise in all operating software platforms, including but not limited to Yardi, RealPage, MRI, and multiple other supporting software platforms. Village Green can support any of the three major software systems. Our team is responsible for developing, implementing, and monitoring best practices in operations policies and procedures.

Business Analytics

Comprised of experienced property management professionals, digital strategists, and marketing experts that are constantly scraping raw data to compile relevant information that drives company and site-level decision making. Our team provides in-depth analytics, reports, and recommendations on demand for the site, portfolio, geographic, and enterprise-level as well as customized client dashboard reporting pages that highlight performance KPI’s, financials, and site-specific trends.

Due Diligence Services

Village Green offers an internal Property Transition Department to organize and lead all Due Diligence services and Property Transitions. This team works with local operations leaders to coordinate and complete Due Diligence services upon request. Expertise includes but is not limited to file audits, unit walks, physical plant inspections, and professional due diligence packages.

National Procurement

Led by an industry veteran formerly on the supplier side, this department maximizes savings for our clients through strategic national partnerships and local best-in-class services. Some examples of our national partnerships include Shaw, Ferguson, HD Supply, PPG, Sherwin-Williams, Kohler, GE Appliances and Lighting, Whirlpool, Kwikset, and Emerson / Closetmaid.

Innovation & Technology

Information Technology Services at Village Green is a core service provider for our associates and clients. The department is responsible primarily for business continuity, security, and technology service delivery to all aspects of our business. The I.T. Services group at Village Green is technology forward, automation driven, and follows continuous process improvement standards to deliver the best service possible to all our clients.
